Duluth

The hilly port city of Duluth, Minnesota, has been called “The Air-Conditioned City” because of cooling easterly winds that come from Lake Superior in the summer. First settled in 1856, Duluth today covers 80.1 square miles, and has a median age of 33.7 (2022). It’s the major regional center for retail, healthcare, higher education, and business services.


Most houses in Duluth are three-bedroom traditionals, with hardwood floors and lots of character, though there are also homes in Victorian and Mid-Century Modern styles. The typical home value is $260,683, up 13.8% over the past year (Zillow, 2022). Residents can choose to enjoy various annual events: the John Beargrease Sled Dog Marathon, the Duluth Boat, Sports, Travel and RV Show, music festivals, the rhubarb festival, and an art fair.


I-35, U.S. Highways 2 and 53, and State Highway 61 all serve Duluth. The Lakeside/Lester Park neighborhood, just off State Highway 61, offers a unique variety of housing, from stately mansions along the lake to more affordable family housing inland. Nearby Morley Heights-Parkview features newer homes in the rural northern portions of this area. Lincoln Park, conveniently located next to I-35 and U.S. Highway 53, contains affordable housing options, many of which provide great views of the Duluth Harbor.
